Getting Started

Destination Carolina Rentals, LLC is designed for investment property owners and property managers (under contract with the property owner) in North and South Carolina that rent directly to travelers and/or tenants.

The Web site is designed to facilitate contact with potential renters via telephone or e-mail inquiries. Our web site divides the Carolinas into nine areas and is easy to navigate. 

We offer a Carolina Regional Specialist for each region who will assist you with your listing concerns and offer personalized service to property owners via telephone or e-mail. We also have a customer service department that is there to help you as well. Our other tools for success are the Web site Concierge and Marketing Toolbox.

Listing Your Property

To list your property with Destination Carolina Rentals, you must be the owner of the property or under contract with the owner as a property manager. Destination Carolina Rentals, LLC reserves the right to verify ownership or ask for a copy of a property management contract.

Once you have made the decision to list with us, please read the allowable content guideline for property owners. By listing with Destination Carolina Rental, LLC you must agree to the terms of the allowable content guideline.

Allowable Content Guidelines

Family and community are very important to the basic foundation of Destination Carolina Rentals, LLC. Therefore, all listings must comply with the Allowable Content Guidelines to ensure that they are appropriate for viewing by our visitors. Every listing with Destination Carolina Rentals, LLC must be personally reviewed by our staff to ensure that it meets these guidelines. In addition, we reserve the right to change our Allowable Content Guidelines at any time and without notice.

  • All listings are subject to removal if we deem that the content is not acceptable for public viewing.
  • Acceptable content would be considered family-oriented material or rated “G.” We reserve the right to make a judgment as to whether any listing meets this criteria.
  • The linking of any web site from your property listing will be viewed and will need to be approved.
  • There will be no e-mail addresses or Web site links allowed in the written content of your listing. These are only permitted where specifically outlined for the purpose of renting your property.
  • Pictures must be of the outside or inside of your property. If you are in a community setting, pictures of the community features (e.g., pool, ocean view, mountain view) may be included as well. There must be no pictures of individuals or any misleading pictures. All pictures are subject to review.
  • We reserve the right to remove any property listing that does not follow these Allowable Content Guidelines, and we reserve the right to change or amend these guidelines at any time and without notice.

Responding to Inquiries

Inquiring to more than one property is commonplace for prospective renters. Providing quick response to each rental inquiry offers the greatest opportunity to rent your property.

Use of Calendar

The calendar is there to assist you and your renter. Once you have made arrangements with a renter you can block out the week so other prospective renters know it is unavailable . It is also a good tool for you to use to stay organized.

Rental Contracts

Once you have made a firm commitment with a renter, you will want to promptly e-mail, mail or fax a contract. There is a sample contract on the Web site Concierge Information Page (accessible to property owners who have listed with Destination Carolina Rentals, LLC). You should check the contract carefully to confirm that it is what you had previously discussed with your traveler before you formally accept it.  It is common practice to ask for half of the payment upon booking and the other half 30 days prior to your tenant's arrival date. In the case of a last-minute booking, collection of payment should be by cashier’s check, money order, credit card or PayPal (coming soon). It is not recommended to accept a personal check unless you have a 30-day check clearing time prior to the booking date.

Pricing

Destination Carolina Rentals, LLC does not set pricing for the property owners. Property owners set their own price based on the time of year and their rental market. Being competitive in your market can help garner more rental inquiries and possible bookings.

Security Deposit

It is customary for property owners to require a security deposit. A security deposit refund policy should be clearly stated on the rental contract. Your security deposit amount should be what is customary for your region.

Tax Payments

Many local taxing authorities require property owners to collect tax payments for rental properties. Should this be the case, it is the responsibility of the property owner to identify and collect that tax payment and submit tax payments to the local authority. Tax payment information is accessible to property owners who have listed with us under the Web Site Concierge.

Refund/Cancellation Policy

Be sure that your refund/cancellation policy is clearly stated on your rental contract and that you have discussed this with your traveler.

Payment

The preferred way of collecting payment by the property owner would be money order, cashier’s check or, if time allows, personal check (30 days in advance of the arrival date).

PayPal or credit card processing is coming soon. Credit card payment is a great way to collect payment from your traveler. However, there are processing fees associated with this form of payment. For more information on credit card payment or PayPal please visit these links.

In the case of a last-minute booking, collection of payment should be by cashier’s check, money order, credit card or PayPal. It is not recommended to accept a personal check unless you have a 30-day clearing time.  It is never recommended to accept cash. We do recommend that you check with your banking institution for clearing time.
Destination Carolina Rentals, LLC is not responsible for any payment or fees associated with a payment that is returned to you.

Web site Concierge

The Website Concierge is a comprehensive list of service providers available to our listing property owners. It includes names and contact information for local service providers that will be great resources should you have any maintenance issues with your home. We also provide information on the tax payment process, sample rental contracts and other pertinent information necessary to be successful as an individual renting their own property.
